Reunião Skype com a equipa Arrebita

Na passada quinta-feira, a DIMSCALE reuniu via Skype com a equipa de trabalho Arrebita. O objetivo da reunião era discutir com a equipa as soluções construtivas mais adequadas a aplicar no projeto, tendo em conta a sua funcionalidade, qualidade e custo.

A equipa tem vindo a desenvolver uma ideia que assenta na criação de unidades modulares nos diferentes pisos. Esta ideia procurará dotar cada piso de estruturas ao nível de instalações sanitárias, cozinha, zona de lavandaria e zonas de arrumos. A equipa desenhou um protótipo a ser instalado sensivelmente no centro de cada piso. Desta forma, ficam centralizadas todas as instalações especiais, reduzindo o custo das redes necessárias, e criando ao mesmo tempo uma redução da área ocupada aumento do espaço disponibilizado ao restante programa (habitação social, escritórios, etc.). Estas unidades poderão diferir de piso para piso, consoante as necessidades, havendo a possibilidade num dos módulos criar um nível superior. Esta ideia será exequível após o aumento do pé direito (altura) do último piso, através da eliminação do revestimento do teto.

Grande parte da reunião centrou-se na discussão das melhores soluções construtivas para estas unidades, tendo em atenção as implicações da sua funcionalidade e custo. Igualmente foi definida prioridade para a escolha de materiais de origem portuguesa. Foi sugerida pela DIMSCALE a utilização de diversos materiais como placas de Valchromat ou Viroc. A dimensão das unidades deverá ter em conta a otimização do tamanho total das placas deste material, de forma a não haver desperdícios desnecessários do mesmo.

A equipa colocou a possibilidade de ser utilizado placas de contraplacado como alternativa ao Valchromat e ao Viroc: esta é uma solução que pelas suas características pode não se apresentar como a mais indicada. 

Em termos de estrutura para estas unidades, foi recomendado a aplicação do aço ou madeira, como exemplos de elementos estruturais. A DIMSCALE falou das vantagens e desvantagens, bem como o custo associado a cada solução. Abordou-se também a questão das cofragens, tendo sido proposto pela equipa a utilização de cofragens em segunda mão. Além de poder ser difícil a angariação destes materiais em segunda mão e em bom estado, esta solução implica a utilização de materiais não uniformes ao nível estético.   

No que respeita às zonas de copa, serão tidas em linha de conta as possibilidades de utilizar cozinhas pré-fabricadas e/ou já equipadas de origem.

Por sua vez, para as casas-de-banho , além da questão relacionada com a utilização dos acabamentos em Viroc, foi abordada a possibilidade de utilizar loiças sanitárias suspensas, de modo a fazer uma gestão mais eficaz dos materiais que irão fazer parte do pavimento.

Para efeitos decorativos, foi abordada a possibilidade de recolha de azulejos antigos portugueses para aplicação pontual em diferentes zonas destas unidades.

Foram também abordadas outras áreas constituintes do edifício. Um dos principais problemas do edifício é a sua iluminação natural, dado que apenas possui uma fachada. A equipa propôs a solução da utilização vidro em algumas áreas, de forma a que a luz natural possa circular mais eficazmente pelo edifício, com destaque para a parede da caixa reservada à escadaria e para o pavimento do rés-de-chão/teto da cave. Esta é, na nossa opinião, uma boa solução, já que resolve um dos principais problemas do edifício, acrescentando qualidade e funcionalidade ao projeto. E, apesar de ser uma solução relativamente cara, torna-se rentável por ser aplicável em zonas de pequena dimensão e pelo valor que acrescenta ao programa ao nível funcional e conceptual. Para esta vertente, foi sugerido vidro laminado com impressão direta, da WidinGlass.

 Uma das questões que tem vindo a ser discutida é a reutilização ou substituição das janelas da fachada. A equipa pretende salvaguardar ao máximo o aspeto original do edifício, passando a solução pela reparação da janela e pela aplicação de uma segunda janela interior, de modo a que se cumpram requisitos térmicos e acústicos. A DIMSCALE alertou para os custos adjacentes a um processo destes, já que implica custos referentes à reparação das janelas existentes, aquisição de novas estruturas e posterior aplicação. Esta aplicação será também dificultada pela pouca espessura da parede (10 cm), podendo também não ser uma solução prática na sua utilização e pouco apelativa ao nível estético. A alternativa seria a reprodução do aspeto original das janelas existentes em janelas novas que já cumpram todos asnormas vigentes. Esta será uma questão que, como todas as restantes, continuaremos a trabalhar com a equipa.

Abordámos também a questão do isolamento térmico e acústico do edifício (isolamentos gerais e isolamentos entre pisos). Iremos, junto de empresa especializada na área, analisar o possível interesse desta em participar no projeto, para posteriormente apresentarmos as suas soluções à equipa. Foram introduzidas á equipa algumas soluções existentes no mercado, tais como placas de isolamento que permitem colocar a estrutura dos pavimentos/tetos à vista ou placas que possam funcionar também elas como acabamento final, não havendo assim necessidade de recorrer a um segundo material (tais como tetos falsos).

No que respeita ao telhado do edifício, composta por telhas tipo Marselha, falou-se da necessidade de fazer levantamento do mesmo, aproveitar o maior número possível de telhas em bom estado e substituir as restantes por telhas novas. Existe também a necessidade de instalar de raíz sistema de recolha de águas pluviais, já que o edifício não apresenta um sistema funcional.

Por último, abordou-se a problemática da estrutura do pavimento do rés-do-chão/teto da cave, que se encontra em muito mau estado, tendo necessidade de substituição integral. Aconselhámos a adoção de uma estrutura em aço, por ser uma solução mais fiável, prática e com uma rentabilidade a longo prazo superior. Esta questão terá que ser trabalhada com o parceiro NCREP, responsável pelas trabalhos de reforço/substituição das estruturas do edifício. 

No próximo Open Working Day, a acontecer já no dia 9 de Maio (quarta-feira), serão discutidas com mais pormenor estas questões.

Skype meeting with Arrebita Team

This past Thursday, DIMSCALE met with Arrebita’s work team by Skype. The purpose of the meeting was to discuss with the team about the most appropriate constructive solutions to implement on the project, having regard to its functionality, quality and cost.

The team has developed an idea based on the creation of modular units on different floors. This idea will seek to equip each floor with structures at the level of sanitary facilities, kitchen, laundry area and storage areas. The team designed a prototype to be installed substantially in the center of each floor. Thus, all special facilities are centralized, reducing the cost of the necessary networks, and creating both a reduction in area occupied, increasing the space available to the remaining program (housing, offices, etc..). These units may differ from floor to floor, with the possibility to create a module with a higher level. This idea is practicable after the rise of the height of the roof, through the elimination of the roof lining.

Much of the meeting focused on discussing the best constructive solutions to these units, taking into account the implications of its functionality and cost. Priority has also been defined for the choice of Portuguese materials. DIMSCALE suggested the use of various materials such as plates or Valchromat and Viroc. The size of the units should take into account the optimization of the overall size of the plates, so that doesn’t exist unnecessary material waste.

In terms of structure for these units, it was recommended the application of steel or wood, as examples of structural elements. DIMSCALE spoke of the advantages and disadvantages, as well as the cost associated with each solution. It is also addressed the issue of formwork – has been proposed by the team using second hand formwork. We concluded it may be difficult to collect these second-hand materials in good condition. In addition, this solution involves the use of non-uniform materials, at the aesthetic level.

With regard to areas of canopy, will be taken into account the possibilities of using prefabricated kitchens and / or source already equipped.

In turn, for bathrooms, bathroom and the issue related to the use of Viroc finishes, addressed the possibility of using sanitary ware suspended in order to make a more efficient management of materials that will be part of the pavement.

For decorative purposes, was discussed the possibility of collecting ancient Portuguese tiles for timely implementation of these units in different areas.

One of the main problems of the building is its natural light, since it has only one facade. The equipment proposed a solution of glass in some areas, so that the daylight can move more effectively into the building, especially the wall of the box reserved for the staircase and the ceiling of the basement. This is, in our opinion, a good solution because it solves a major problem in the building, adding quality and functionality to the project. And, despite being a relatively expensive solution, it becomes profitable to be applicable in small areas and the value it adds to the program at the functional and conceptual levels. For this part, it was suggested laminated glass with direct printing, from WidinGlass.

One issue that has been discussed is the reuse or replacement of the front windows. The team intended to protect the most of the original aspect of the building through a solution that would involve repairing the window and applying a second inner window so that they comply with thermal and acoustic requirements. DIMSCALE warned of the costs adjacent to such a process, since it involves costs for the repair of existing windows, acquisition of new structures and subsequent implementation. This application is also hampered by the low wall thickness (10 cm), and may not be a practical solution in use and unattractive to the aesthetic level. The alternative would be reproducing the original aspect of the existing windows in new windows that already comply with all existing norms. This is an issue that, like all others, we will continue to work with the team.

We addressed also the question of thermal and acoustic insulation of the building (general insulation and insulation between floors). We will, with a specialized company in the area, analyze the possible interest in participating in this project, and later presenting their solutions to the team. Team will have been introduced about some solutions on the market, such as insulation boards that allow to place the structure of floors / ceilings in cards that can also function as they finish, so there is no need for a second material (such as false ceilings).

With regard to the roof of the building, consisting of Marseille type tiles, we spoke about the need to do the same survey, reutilize the greatest possible number of tiles in good condition and replace the rest by new tiles. There is also the need to install the system of collecting rainwater, since the building does not have a functional system.

Finally, in relation to the problem of the floor structure of the ground floor, which is in poor conditions, we discussed that it will need full replacement. We advised the adoption of a steel structure, being a more reliable, practical and with a higher long-term profitability solution. This question will have to be worked with partner NCREP, responsible for the work of strengthening / replacement of building structures.

On the next Open Working Day, happening now on the 9th of May (Wednesday), will be discussed in greater detail these issues.

O arquiteto José Paixão, responsável Arrebita, será um dos oradores no evento TEDx O'Porto. Este é um conceito internacional de conferências que procura divulgar ideias e experiências nas áreas da tecnologia, entretenimento e design, tendo estendido ao longo dos anos o seu âmbito para áreas como a cultura e a ciência. Teve a sua origem na Califórnia em 1984, tendo derivado numa série de eventos parelelos associados à marca. O TEDx é uma derivação que procura replicar o conceito TED em diferentes cidades do mundo.

Esta será mais uma oportunidade para apresentar o projeto Arrebita e o seu modelo inovador de gestão.

 Architect José Paixão, Arrebita coordinator, will be one of the speakers at the event TEDx O'Porto. This is an international conference concept that seeks to disseminate ideas and experiences in technology, entertainment and design. Over the years it extended its scope to areas such as culture and science. Has its origins in California in 1984 and derived on a series of events associated with the brand. TEDx is a derivation that seeks to replicate the TED concept in different cities around the world.

This will be another opportunity to present the Arrebita project and its innovative management model.

DIMSCALE no primeiro Open Working Day

LANÇADAS AS BASES PARA A COLABORAÇÃO TÉCNICA DA DIMSCALE COM O PROJETO

A DIMSCALE esteve ontem na cidade do Porto para participar no primeiro Open Working Day do Arrebita!Porto. Estas sessões têm como objetivo apresentar publicamente o trabalho até aí desenvolvido pela equipa e possibilitar o debate de ideias no âmbito do projeto, entre os diferentes intervenientes e a quem quiser comparecer nos eventos, que são públicos. 

Neste dia conseguimos ter uma ideia exata do trabalho desenvolvido pela equipa nestas duas semanas. Foi feito um trabalho de estudo das características do edifício e algumas reflexões sobre o programa de Arquitetura a desenvolver. O parceiro NCREP fez uma apresentação, onde ficou bem patente algumas das possibilidades técnicas no que diz respeito aos reforços estruturais do edifício. 

Após a manhã dedicada ao evento, tivemos reunião com o Arq. José Paixão durante a tarde, onde discutimos os próximos passos no âmbito da intervenção da DIMSCALE no projeto. A DIMSCALE terá como principais responsabilidades a gestão de controlo de custos do projeto, assim como acompanhamento da escolha das soluções construtivas, que terá em linha de conta a sua qualidade e custo. Este trabalho terá como objetivo a gestão e controlo eficazes dos custos de todo o projeto, ao mesmo tempo que assegurará a sua funcionalidade, conceito e qualidade final. Para o próximo Open Working Day, a acontecer no dia 9 de Maio, a DIMSCALE apresentará Workshop à equipa acerca da importância do trabalho desenvolvido neste âmbito.

A intervenção da DIMSCALE desde esta fase inicial fará com que a equipa de trabalho tome já algumas decisões em termos conceptuais e de planeamento com base nas respetivas implicações de custo, qualidade e usabilidade. Temos agendada reunião via Skype com a equipa para o dia 26 de Abril, onde serão trocadas ideias sobre o projeto acerca das soluções construtivas a ter em consideração já nesta fase.

DIMSCALE was yesterday in Porto to participate in the first Open Working Day of Arrebita! Porto. These sessions aim to communicate the work so far developed by the team and allow the debate of ideas within the project, between different actors and anyone who wants to attend the events, which are open to the public.

On this day we were able to get an exact idea of ​​the work developed by the team in these two weeks. An effort was made to study the characteristics of the building and some thoughts on the Architecture program to make. The partner NCREP made a presentation, in which was demonstrated some of the technical possibilities with regard to the structural reinforcement of the building.

Following the morning dedicated to the event, we had a meeting with José Paixão in the afternoon, where we discussed the next steps of DIMSCALE work in the project. Our main responsibilities will  be management control of project costs, as well as monitoring the choice of constructive solutions that will take into account its quality and cost. This work will seek for an effective management and control of project's total costs, while ensuring its functionality, concept and final quality. On next Open Working Day, happening on May 9th, DIMSCALE will present the team a Workshop about the importance of the work in this area.

The intervention of DIMSCALE from this initial phase will make the team to take some decisions in conceptual and planning based on the respective cost implications, quality and usability. We have scheduled a Skype meeting with the team for April 26th, which will be exchanged ideas about the project on construction solutions to be considered at this stage.
